Setting an accurate listing price for your home is not as simple as it might seem.  Getting it right can make the difference between a quick, lucrative sale, and a slow, unprofitable transaction.  That’s according to Michele Lerner, writing for the Washington Post

Lerner notes that the sale price is a number derived by considering a number of factors, including location, sales of similar homes, the size and features of your home, recent renovations and the age and condition of mechanical systems, appliances, windows and the roof.  Timing is also a factor, so if you are in a rush to sell, that could affect the pricing.
